Why are you doing this project, and what is the purpose?
Woodside Village Rosedale will continue to build symbiotically upon the success of Woodside Village North and Woodside Club by fulfilling the vision of the Rosedale Master Plan and by creating housing diversity that catalyzes economic activity and walkability.
This project will be the front door to Wyandotte County from the south coming up Rainbow Boulevard and a gateway towards the University of Kansas Hospital and 39 Rainbow to the north. A focus on vitality and livability will drive this project’s success.
What type of housing options will this project create?
Woodside Village Rosedale will create new housing options in the Rosedale neighborhood. Housing options will include high-end apartment units of the studio, one-bedroom, two-bedroom and three-bedroom varieties. A grand lobby lounge will greet residents and serve as a small gathering space. Each unit will have a private balcony or patio. Additionally, ground floor level townhouse, brownstone style walkup residential units will be a part of Woodside Village Rosedale on 46th Avenue.
The new housing options created by Woodside Village Rosedale will include community amenities such as co-working spaces and conference rooms for residents and those who choose to work from home, a heavily landscaped courtyard with indoor and outdoor seating areas, outdoor fire pits and grills, a large lawn and greenspace area, bike storage, pocket park, make ready rooms, storage areas, and a pet grooming area.
Where will the new housing options be located?
Woodside Village Rosedale will be built on the property at Rainbow Boulevard between 46th Avenue and 47th Avenue in an area that currently contains an abandoned building and a parking lot.
What is the anticipated unit mix of this housing / residential project?
Units will be a mix of studio, one bedroom, two bedroom and three bedroom varieties. Unit size will range from around 500 sq. feet to around 1400 sq. feet. All units will include a private balcony or patio.
What type of texture and building materials will be components of this housing project?
Building materials include brick, stucco, wood and a wood-looking fiber cement board called Nichiha. Brick is used in both single-family and multi-family residential applications and will be visually the most prominent in the project. Cream colored stucco will complement the existing Woodside Village North and be a transition that will break up the vertical aspects of the building. Additionally, balcony walls are a wood-looking fiber cement board called Nichiha, which provides warmth to the facade as well as a durable material. The same Nichiha has been utilized at Woodside Village North next door.
How are you addressing traffic?
The main entrance for residents will be located off of Rainbow Boulevard via an existing 3-lane road currently used to access Woodside Village North.
A traffic analysis has been performed, which has determined that the increase in daily trips generated by the multi-family project will be dispersed proportionately evenly throughout the day and can be sufficiently handled by the existing road network.
The project will also widen 46th Avenue and add designated drop-off areas and parking off of the street, which will improve traffic flow and street safety.
Why isn’t there any commercial use?
The site does not accommodate commercial use with regards to layout and parking. Additionally, the commercial market has been particularly challenging coming out of COVID-19.
How are you addressing density concerns?
Appropriate density is required to create high quality, diverse and new housing options in Rosedale, as well as match Woodside Village North in size and quality.
What type and scale of landscaping will be a part of this project?
Woodside Village Rosedale will feature expansive street level landscaping and natural green features creating an urban oasis. Heavily landscaped sidewalks will connect the neighborhoods to the north of the site to Rainbow Boulevard to the west. Additionally, robust landscaping will create a very pedestrian-friendly experience for the area.
Landscaping will include various types of street trees including both ornamental and evergreen varieties, as well as deciduous shrubs, perennials and an abundant number of raised planters.
How will this connect to Woodside Village North and Woodside Club?
Woodside Village Rosedale will be integrated with both Woodside Village North and Woodside Club.
Is Woodside Village North next-door fully leased?
Yes. Additionally, Woodside Village North leads the Kansas City Metro area in residential rents as a result of the quality of architecture, design, livability and walkability. For more information on Woodside Village North click here.
What is the neighborhood outreach plan?
Woodside Village Rosedale’s number one priority throughout this process and project are discussions with neighbors of the Rosedale and Spring Valley community, HOA representatives and UG of Wyandotte County and Kansas City, KS leaders.
Leaders of Woodside Village Rosedale project are meeting and discussing the overall project with neighborhood leadership and residents from the Rosedale and Spring Valley community on an ongoing basis.
